Buy Home Tips

A place to prepare, not a push to purchase

Homebuyer’s chapter

Find first-time buyer help through official sources

Read the conditions before counting assistance as cash.

Start with official channels

Use HUD and your state's housing-finance agency to locate housing counseling and potential programs. Search the agency independently rather than trusting a sponsored message. Be cautious of anyone charging an advance fee to unlock a government benefit.

Check the definition

First-time buyer can mean different things across programs. Eligibility may depend on prior ownership, household income, location, purchase price, credit, occupancy and completed education. Ask which tax year or household members count. Do not treat the site's general description as an eligibility determination.

Understand what you receive

A benefit may be a grant, repayable loan, deferred obligation or a loan forgiven only after conditions are met. Ask what happens if you sell, refinance, rent out the home or move before the required period. Request the actual written program terms.

Coordinate before an offer

Confirm approved lenders, required counseling, application timing, funding availability and whether assistance can be combined with your intended loan. Ask your lender how it affects underwriting and cash to close. Avoid making a purchase obligation depend on assistance that has not been confirmed.

Questions to take into the next conversation

  • Find the actual housing agency and approved-lender information through official channels.
  • Record eligibility, education and application timing requirements.
  • Ask what triggers repayment or loss of assistance after purchase.
Is an assistance program always cheaper than buying without it?

Not necessarily. Compare the associated loan rate, fees, restrictions and future repayment obligations with other options. Funding availability and eligibility matter too. A headline assistance amount does not describe the total financial or legal effect; review the actual written program and loan terms.
